敷地の現場調査をさせていただきます。リノベーションの場合は建物調査となります。
敷地調査から3-4 週のお時間をいただきます。図面や模型、CG等をご用意します。今後もご一緒に進めていけるかご相談します。設計料は新築住宅で工事費の10-15%を目安としております。契約が難しい場合には、ここまでのご相談料として10万円〜いただく場合がございます。
敷地条件や関連法規など確認の上、建物の基本的な形を決めるプロセスに入ります。月１回のペースで打合せを重ねます。打合せ毎に、修正した図面や模型、イメージ図等をご用意します。それらにご意見を伺い、反映させることの繰り返しで、納得のゆく形へ設計を練り込みます。大まかなイメージと間取りが決定した段階で、基本設計が完了します。
基本設計を元に、インテリアや細かな点をご提案し、打合せしながら一緒に決定し、さらに設計を進めます。工事費見積り及び工事発注用の図面を作成します。建築確認申請のため官庁や機関との協議も行います。施工会社の紹介、見積りの精査、予算に見合った金額調整と設計修正、施工会社の最終選定のお手伝いをいたします。
設計内容と金額にご納得いただけた場合、施工会社と工事契約を交わしていただきます。工事中はおおよそ週１回のペースで現場へ出向き、設計図通りに施工できているかのチェックや、現場での変更に対して適切な作り方を施工者と一緒に考え作成した施工図のチェックを行います。最終的な仕上げ素材や色の検討も行い、確認いただきます。
建築確認機関による完了検査を受け、建築完了検査済み書を受領します。施工会社の検査、設計者の検査、施主検査を終えて、竣工引渡となります。
原則、施工会社とともに１年点検をいたします。その後も、施工会社の定期点検には都度立ち会います。将来的な修繕および増改築、家具製作などのご相談も承ります。

We will have a meeting at our office or a location of your choice. Please tell us about your requests, ideas, budget, and desired construction period. We also accept meetings on weekends. If you have a specific site, please bring any relevant documents.
We will conduct an on-site survey of the land. For renovations, this will be a building inspection.
The on-site survey will take approximately 3 to 4 weeks. We will prepare drawings, models, and computer graphics (CG) for you. We'll then discuss whether you'd like to continue working with us. Our design fee for a new house is approximately 10-15% of the construction cost. In cases where a contract is not finalized, a consultation fee of around ¥100,000 may be charged for the work done up to this point.
Based on the land conditions and relevant laws and regulations, we will proceed to determine the basic shape of the building. We will hold meetings about once a month, and for each meeting, we will prepare revised drawings, models, and image diagrams. We will then ask for your feedback and incorporate it, repeating this process until we refine the design into a form that you are satisfied with. The basic design is considered complete once the general concept and floor plan are decided.
Based on the basic design, we will propose and finalize the interior and other detailed aspects of the project with you through meetings, and then further advance the design. We will create drawings for construction cost estimates and for ordering the work, and also coordinate with government offices and relevant institutions for the building confirmation application. Additionally, we will assist with introducing construction companies, carefully reviewing their estimates, adjusting the design to fit your budget, and helping you with the final selection of a builder.
If you are satisfied with the design and cost, you will sign a construction contract with the builder. During construction, we will visit the site about once a week to check that the work is progressing according to the design plans. We will also work with the builder to create and review construction drawings for any on-site changes to ensure they are properly executed. We will also finalize and confirm the materials and colors for the finishes with you.
Once the building is complete, it will undergo a final inspection by the Building Confirmation Authority, and we will receive the completion certificate. After inspections by the construction company, the designer, and the owner, the project will be officially handed over to you.
As a rule, we will conduct a one-year inspection with the construction company. Afterward, we will also be present for any subsequent periodic inspections performed by the builder. We are also available to consult on future renovations, additions, or custom furniture production.
